The Carmansville Residential

This mixed use seven-story plus cellar residential/commercial building in the Sugar Hill Manhattan neighborhood was designed by Elod Studio and developed by Artifact. The building occupies six adjacent lots totaling 10,000 square feet. The ground floor hosts the building lobby, commercial spaces and residential parking stackers.

There are setbacks at the seventh floor with occupied terraces in the setback areas. The main roof was designed as an occupied terrace with green roof areas, with a solar panel array supported on a standalone steel structure. The total area of the building is approximately 80,000 square feet.

The structural system was composite concrete on metal deck slabs supported by steel beams and columns up to the second floor. Precast plank floor slabs supported by CMU bearing walls start above the second floor with walls transferred on steel girders at the floor level. The building is supported by a reinforced concrete mat foundation.
